A native of Toronto’s west end, Paul Nusca was born and has lived his entire life in Etobicoke.

After graduating from St. Michael’s College School in Toronto he earned an Honours BA in Economics from the University of Western Ontario and a BComm in Marketing and Finance from Ryerson University. 10 years, 3 children, and several houses later, Paul lives in Etobicoke with his wife, Sarah, and his kids.

After several years working in the private financial sector, in 2003 Paul would follow the family footsteps into real estate. Paul joined his mother Carol Nusca, at Royal LePage’s Kingsway Branch where she had been a top producer for over 30 years.

With a service-oriented, result-driven approach to selling real estate, Carol and Paul would grow their network of friends and clients tremendously over the next ten years. With a belief that by combining professional integrity, personal service and a strong sense of enthusiasm they could achieve exceptional results. The Nusca name would come to dominate much of the residential real estate market in the west end of the City. The team would grow again several times over years to include several licensed sales assistants and administrative support staff.

For the past several years, Paul has been honoured to be a part of Royal LePage’s prestigious National Chairman’s Club, which ranks the company’s top Sales Representatives from coast to coast. In 2011 he was named the #1 Realtor in Etobicoke for Royal LePage, and the youngest NCC member in all of the GTA.

Despite an ever widening circle of clients, the cornerstone of the service-oriented Nusca approach to selling real estate continues unchanged throughout the years. As always, it is Paul’s pleasure to serve your real estate needs – residential, commercial, recreational, investment and rental – just as his family has since 1981.

Carol Foderick, Sales Representative

CarolFoderick_17_ECarol Foderick has been a member of the Royal LePage family since 2003, and a part of the Nusca Team since 2011. Before becoming a Realtor, she worked as a Constituency Assistant for a Toronto City councilor while attending the University of Toronto, with a specialization in Urban Planning. Carol brings her own brand of no-pressure friendly professionalism to every client relationship, and prides herself on providing an unparalleled service-based approach to client care. She has extensive experience in residential real estate and Ontario Landlord Tenant law, which lends itself beautifully to her passion for multi-residential/ income properties. Carol also specializes in working with first-time buyers. After being a life-long resident of Roncesvalles/ High Park, Carol now lives in the Scarborough Bluffs with her amazing husband Regan and their equally-amazing-but-more-chaotic yellow lab, Deano.

Sue Moorhead, Sales Representative

sue-moorheadSue Moorhead joined the Paul Nusca team in 2013 after a successful first year in Real Estate. She has been a resident of the Kingsway for over a decade, and prides herself on an exceptional depth of market knowledge of that community. Her dynamic combination of passion for her community, coupled with a strong sense of hard work has helped Sue develop an ever-growing network of happy clients. After studying Marketing and Design at Ryerson University in Toronto, Sue worked in finance for several years as a Trader & Derivatives Broker with a downtown Toronto boutique investment firm. Her latest and greatest achievement has been being a married mom to 4 amazing children who attend school at Lambton Kingsway. As very active volunteer in the LKS community, Sue sits on the fundraising committee, parent committee, coordinates and assists with the pizza lunches and the annual charity dinner-dance social. She is also the convener for the Humber Valley Sharks Tyke and Minor Novice Hockey League and fundraises for the Canadian Cancer and Canadian Liver Societies. In her spare time (when she has any!) she enjoys long distance running, reading and snowboarding.

Brianna Hill, Sales Representative

Brianna joined the Paul Nusca team in September 2014 after the opening of the new office. Graduating from Wilfrid Laurier University with an honours bachelor’s degree in Communications Studies and the Management Option, Brianna brings to the team her familiarity of technology, including concentrating on developing the team’s social media presence. Growing up in Etobicoke, where she attended Father John Redmond Catholic Secondary School, Brianna alongside her brother Brandon, played competitive sports all over the GTA developing at an early age her growing knowledge of the various Western Toronto neighbourhoods. Her work experience includes coordinating City of Toronto children’s camps as well as sales experience through hospitality services in the heart of the financial district, where Brianna also currently resides with her puppy, Hank. With always having interests in Real Estate, Brianna is enthusiastic, ambitious and developing a strong knowledge of the market. Brianna’s main goal is successful transactions that lead to positive lifelong relationships with her clients.

Maria Rojas, Client Care Manager

Maria is the glue that holds our team together since the opening of the new office in September 2014. Born and raised in Toronto, Maria currently lives in the Downsview area with her husband and two children. After studying Administration at Seneca College, Maria dove right into the real estate industry and has never looked back. She has now been working in the business for over fifteen years. With the combined experience of a senior support co-ordinator, deal administrator and now client care manager with the Paul Nusca team, Maria strives to provide the best client care and customer service to our clients and team. On her time off Maria can be found spending time with family and friends at the beach, camping, enjoying bbqs or cheering on her son at the soccer field.  

Ashleigh Pyne, Sales Representative

Real EstateAshleigh Pyne was raised in Etobicoke, where she attended Richview Collegiate Institute and studied at McMaster university. With her grandfather being a real estate broker and her father working in real estate development, a career in the real estate industry was naturally her calling. Working independently for five years as a continuously award winning sales representative, Ashleigh then brought her life-long knowledge and expertise of the business to the Paul Nusca team when she joined in January 2015. Her passion for people coupled with her seasoned negotiating skills contributes to the sometimes unavoidably stressful experience of buying a home to be a seamless and pleasurable transaction. Currently living in Roncesvalles with her husband, pet maltese and new born baby girl, Ashleigh likes to play tennis and work out when she is not representing the best interests of her clients.

Philip Heilborn, Sales Representative

Philip joined the Paul Nusca team in September of 2015. He brings fifteen years of customer service experience to the table through years of hospitality management developed in post secondary studies at Belvoirpark, Switzerland. A lifelong resident of Etobicoke, Philip was born and raised in the Princess Rosethorn community attending Humber Valley Village Junior Middle School and Richview Collegiate. It was in Philip’s early years that the passion for real estate sparked with being exposed to the world of property management through the family business. Philip’s knowledge and experience with managing income properties along with land acquisition adds value to the Paul Nusca Team. Philip’s approach to the real estate business is integrity, research and commitment. His love for green spaces makes both living and trading real estate in the West Side of Toronto a natural fit. Over the years Philip has actively supported many charities including Toronto General Hospital and Camp Trillium, by donating both his culinary skills and athletic abilities. When Philip is not managing properties and trading real estate, he can be seen running and biking the streets of Toronto and cooking for friends and family.
