We’ll start your search by utilizing Realtor-specific tools like the Multiple Listing System, and scan the database through thousands of available properties to find the ones that might be right for you. To save you the time and energy of touring potentially hundreds of homes, we’ll discuss area and property-specific knowledge derived from over a decade of experience in the business and from an intimate knowledge of the properties currently for sale in specific areas.
At your request, I can also assist you in understanding and finding financing options that suit your unique needs. With a refined short list of the homes that include a balance of your “must-have” and “would-be-nice” criteria, we will tour homes together that are within your budget and areas of interest. As we go, I’ll listen to your feedback on your likes and dislikes for each property which in time will give me the ability to hand-pick and bring to your attention specific houses that might work well for you. As we tour the homes, I’ll assist you make a decision by providing a professional opinion on market value of the property, sales history of the area/ comparable homes, and a sense of what the neighborhood has to offer you.
Once we’ve found your dream home, it’s time to put in an offer. Legally binding documents are required at this step of the process, so it’s imperative that you work with someone who is trained and licensed to handle offers. That person should fully understand the complexity and legality of the documents, be able to explain them thoroughly to you, and should be preparing or receiving them on your behalf with your best interests in mind and not those of the Seller’s or themselves. The average price of a home in the GTA now exceeds $500,000; purchasing at any price point is a large investment that is bundled with both tremendous legal liability and responsibility on your part as the Buyer. If you were making a financial investment or being sued for half a million dollars, would you proceed without the assistance of your own financial advisor or lawyer? Of course not. Realtors are trained and licensed to protect your interests, to help you understand your part in the transaction, and to help you minimize the risk and maximize the benefit to you.
